Animal Control for the City of Salisbury is setting traps in effort to remove the feral cats that have started showing up in our community. Animal Control checks these traps numerous times a day. Please do not touch or bother these traps. Also, do not set food outside to feed these cats.
A reminder to all residents that all pets, including Cats, are NOT permitted to run at large. They are all required to be on a leash, being held by a responsible person, when outside of your unit. No pet "tie-ups", fences, and/or enclosures of any kind are permitted anywhere outside on the Glade property. This includes the limited privacy area behind your unit. Please refer to the Glade bylaws for more information.
IMPORTANT NOTICE!
In July, the Glade was charged an extra $185 due to a resident throwing recycling material that was in a TRASH BAG in the recycling dumpster. This resulted in the $185 contamination fee as the trash bag causes problems with the machinery that processes the recycling.
To avoid these contamination charges:
1. Only acceptable materials can be placed in the recycling dumpster. If you are unsure, then throw it in the trash dumpster.
2. Recycling Materials must be LOOSE and CLEAN when placed in the recycling bin. This means that the materials cannot be in a bag when thrown in the recycling dumpster. If you cannot or are unwilling to do this, then you just need to place everything in the trash dumpster.
In addition, the Association is charged an overage fee if the lid on the dumpsters is open or even partially open due to the dumpster being overfilled. This is recorded via camera on the trash truck.
Please be aware of these rules as it costs the Association, which in turn may result in increased HOA dues.

If you have recently lost a mailbox and house key, a set was found in the parking lot.
Please stop by unit #734 if you believe they are yours.
You will have to identify and prove ownership that they unlock your mailbox and unit before they will be returned to you.
This is to ensure that someone doesn't falsely claim ownership and have access to someone else's residence and mailbox.
PARKING LOT FINAL UPDATE - DECEMBER 27, 2024
Final Glade Project of 2024 is complete! Thank you for your cooperation during this endeavor.
The Parking Lot has been completed. All assigned parking spaces are numbered. Please pay attention and make sure you are parking in your assigned parking space, as the locations may have changed. Since we all are creatures of habit, if your neighbor has mistakenly parked in your space, please knock on their door and attempt contact with them before calling a tow truck.
Speed bumps are back. Make sure you're driving the speed limit through our development.
Signs will be installed in front of the handicap spaces. Vehicles without a MVA issued handicap tag and/or license plate will be towed at the owner's expense.

PARKING LOT UPDATE - DECEMBER 23, 2024
On Friday, December 27th, 2024, Surface Solutions will be here from 8am to 3pm to finish painting the lines for the center open parking lot and the open parking between buildings 1&2. All vehicles need to be moved from these area by 8am, otherwise they will be towed at the vehicle owner's expense.
They will also be painting the numbers for the assigned parking spaces on Friday, as well. Either pull your vehicle all the way up to the curb or you can relocate it to the street or the dam.
Once all the assigned spaces have been numbered, all residents are to park in their assigned space. Just a reminder that these locations may have changed.

PARKING LOT UPDATE - DECEMBER 19, 2024
Good news. The parking lot asphalt paving is completed! And it looks fantastic!
Bad news. The temperature dropped to much today, for them to finish striping and numbering. Unfortunately, it's probably going to be too cold until after Christmas, to complete the lines and the numbers.
As soon as Surface Solutions gives us a date to finish the painting part, we will share that with everyone. The open parking in the center will have to be clear of all vehicles so the lines can be painted. Since the numbers will be at the end of the parking spaces, vehicles will just need to be pulled forward to the curb on paint day.
We will share more information when we have a date.

On Thursday, December 19th, Canvasback Ct and Parking Lot will be closed again from 8am to 3:30pm. No traffic will be permitted in or out during this time. The vehicles in the YELLOW area will need to be moved by 8am or will be towed at the owner's expense. (PLEASE REFER TO BELOW PHOTO)
Those vehicles in the unmarked area can stay in their parking space, if they so choose BUT THEY WILL NOT BE ABLE TO MOVE THEIR VEHICLES UNTIL AFTER 3:30PM. NO EXCEPTIONS! If your parking space is completed but you need to leave between 8am and 3:30pm, then park on the street or at the dam.
Depending on the weather, some of the parking space lines and numbers may not get painted by the end of the day on Thursday. Surface Solutions may have to schedule another day to come out for striping and numbering. Please continue to check The Glade website and/or our Facebook page for updates.
The dumpsters have been moved back to the Trash Corral. Make sure you are not throwing trash into the recycling dumpster or leaving trash outside of the dumpster. The cameras have been turned back on.
(*Reminder. There will be some adjustments to the location of assigned parking spaces for Buildings 2, 3, 4, 5, and 6, due to the addition of two ADA handicapped parking spaces.)

PARKING LOT PAVING UPDATE
December 11, 2024
Our parking lot paving project will begin on Tuesday, December 17, 2024 and will take two full days to complete, with Thursday, December 19, 2024 being a rain date.
On Tuesday, December 17, 2024, all vehicles will need to be moved out of the parking lot by 8am. You can return to the parking lot after 3:30pm. Any vehicle that is not moved by 8am, will be towed by University Towing, to their storage lot, and at the vehicle owners expense. University Towing fees can be up to $450 per vehicle. (University Towing 443-397-0131)
On Wednesday, December 18, 2024, all vehicles in the yellow area will need to be moved by 8am. Again, any vehicle not moved will be towed by University Towing. This is the area in front of Buildings 5 and 6 and half of the center open parking area (Highlighted in yellow on 12/18/24 map). Traffic will not be able to come in and out of the development during these hours. If your parking spot is not affected on this date but you need your vehicle during these hours, you will need to park along North Schumaker Drive. All residents will be able to return after 3:30pm .
We recommend parking along our side of N. Schumaker Drive, or at the parking lot by the dam. Make sure your vehicles are locked and remove any visible possessions that would encourage vehicle theft.
Please be aware that two ADA Handicap Parking Spaces are being installed, where the trees were removed. This will result with the adjustment of the assigned parking spaces in front of Buildings 2 through 6, and the removal of the 5 unassigned/open parking spaces directly in front of these buildings. Make sure you park in your assigned parking space. There will be additional parking spaces added in the center open parking lot, since the oversized handicap spaces are being removed.

PARKING LOT UPDATE 12/2/24:
The parking lot traffic pattern for the back area, which was the pattern that was supposed to go into effect on 11/26, is now active. The traffic pattern has been adjusted around the dumpster area in one direction, with incoming and outgoing sharing the same lane. Since this is right in front of the dumpster enclosures, please use caution and look twice, while reducing your vehicle speed.
The asphalt should start next week. More information forthcoming from Surface Solutions.
DRYER VENT CLEAN OUT!
This was shared by one of our residents and is a great opportunity to remind everyone that it is the unit owner's responsibility to have their dryer vent inspected and cleaned out yearly.
"We started having our HVAC vents and dryer vent cleaned out yearly. The below photo is what we got out of our dryer vent in one year's time. (We clean our lint trap between every load and I use a long lint brush a couple of times a year to get the lint out of our dryer, as well.) Anyway, I thought it was a good idea to share this with everyone as a reminder."
This unit has 3 occupants, no pets, and cleans their lint tray after every dryer load. They have someone come out every year to clean and inspect their HVAC vents and dryer vent. The attached photo shows what accumulated in their dryer vent in just one year's time.
REMEMBER, this lint if very flammable and can contribute to fires. Since most of the vents in the Glade units vent up through the roof, this lint has a more difficult time defying gravity and often gets clogged in the vent pipes. If this occurs you will notice that your dryer is not drying clothes like it used to. It may take a professional to clean out the entire vent pipe, but it is a good precautionary measure.

PARKING LOT UPDATE - 11/25/2024
The first section of the concrete pad has been completed in front of the dumpster enclosure. Tuesday (11/26) the traffic pattern will again be adjusted around the dumpster area and Wednesday the final section of the concrete pad will be poured. Traffic will still only be able to move around the back circle of the parking lot in one direction and incoming and outgoing traffic will have to share the same lane. Please watch your speed and be very careful coming around the corner of the dumpster enclosure.
The asphalt demo of the parking lot is still scheduled to start on December 3rd, weather permitting.

WINTER IS COMING!!! LET'S GET PREPARED.
We will see freezing temperatures here at The Glade in the next 10 days. All residents/unit owners should prepare their unit for winter.
1) Please turn off and disconnect hoses from outside faucets. If applicable, close your crawl space vents.
2) End units, make sure the crawl space doors are closed and latched securely.
3) Units with working fireplaces are required to have their chimneys cleaned and inspected before using them for winter.
4) This is also a good time to change carbon monoxide and smoke detector batteries, have your dryer vents cleaned out, and have a maintenance check done on your HVAC system. (All unit owners are responsible for these tasks.)

PS: Delmarva Powerwash will be coming out in the next week or so to do our winter gutter cleaning.
We recently discovered another issue with the USPS not delivering mail to the correct addresses. If you receive mail in your mailbox that is addressed to another Glade resident, please be a good neighbor and drop that mail off to your neighbor. If you are unable to drop it off to your neighbor or if the address does not belong to a resident at Canvasback Court, please put the mail in the outgoing mail slot. There is an outgoing mail slot located at each of the mail cluster boxes.
Additionally, with the chaos from our parking lot project, if you accidentally get a neighbor's package, please drop it off at the correct address. If it's something that you cannot move, please let a Board Member know, so they can get the package moved to the correct addresse. You can also post this information on our Glade Facebook page.

Concrete work starting Friday, November 15, 2024.
Dumpster area and sections of sidewalk will be blocked off. Do not walk or drive on the blocked off areas while the cones are up.
The dumpsters will be temporarily moved to the unmarked parking spaces between Buildings 1 & 2.
Make sure you close the dumpster doors to deter animals from dragging trash throughout our development.
Do Not Throw Trash into the Recycling Dumpster. If you are unsure if something is recyclable, then throw it into the trash dumpster. Please pay attention to which dumpster you are using, since they will not be in their normal location.
Access to the back parking circle will be partially blocked allowing for only one car to drive through at a time. You will not be able to drive all the way around the loop either.
There will be a few assigned parking spaces that will be blocked off during the work day. If you receive notification that your assigned spot is one that will be blocked off, make sure your vehicle is moved by 8am on Friday, November 15, 2024 until 5pm Friday evening, and again on Monday, November 18, 2024, until 5pm on Wednesday, November 20, 2024. Vehicles not moved during these times will be towed at the owner's expense.
This concrete work is phase one of the parking lot project. Weather permitting, all concrete work will be completed before Thanksgiving.
Weather permitting, phase two will begin on December 3, 2024 and will be the asphalt paving.
This will be done in phases, to minimize the inconvenience for everyone and to allow for traffic
to still enter and exit Canvasback Court.

On Tuesday, July 9, 2024 (7/9/2024), Atlantic Stonewell will be here removing trees in the parking lot area. The large tree between Buildings 2 & 3 will be removed, as well as the small tree between Building 5 & 6.
All Vehicles for Buildings 2 & 3, All Vehicles in the marked area of
the center open parking lot, and the first two spaces next to the tree between Buildings 5 & 6, will need to be moved by 8 am on 7/9/2024.
Any vehicles in these areas that is not moved by 8 am on
7/9/2024, will be towed at the owner's risk and expense.
You may resume parking in these areas after 4 pm on 7/9/2024.

Please do not turn off the hoses and sprinklers that Mr. Towers, our landscaper, turns on. Otherwise, all the annuals he planted are going to die and replacing them will cost us money. The watering will be managed, so it's not like the sprinklers will be running for more than an hour or two, once or twice a week, and only when there is lack of rain.

The Glade is experiencing an increased number of moles in the common area. This is the result of the number of grubs that are in the ground. As we continue to battle the moles, we are trying a new product this year. Mr. Towers, our landscaper, will be spreading a grub control over the grass in the common areas today.
We wanted to notify all residents of this, so you and/or your pets can choose to avoid the common areas for the next few days. If you have any concerns, please look up the product for more information.

In an effort to prevent people from walking and stepping on the retaining wall by the dumpster, we have planted some privets in the area of the dumpster. The retaining wall has been repaired at least 3 times.
PLEASE DO NOT WALK THROUGH THE FLOWER BEDS/MULCH, OR STEP ON THE RETAINER WALL; IT IS NOT A STEP.
Remember, that these types of repairs come out of our budget and can cause an increase in HOA dues.

FIRE DANGER WARNING
We wanted to take this opportunity to remind everyone that cigarette butts are to be properly extinguished and disposed of in the trash. (Not in the grass, or flower beds, or the parking lot! That is littering and will result with fines.) We have experienced 6 mulch fires in the past 10 years due to this careless act of littering. Three of these required the assistance of the fire department to extinguish.
The Glade mulching will be completed this week, please keep in mind the fire danger that mulch brings with it when cigarette butts are dropped/thrown on the grounds.
Additionally, due to current weather conditions, please be mindful of grilling and any other outdoor open flames.

DRYER VENTS BLOCKED WITH LINT
Recently we had a report of a roof leak in a unit. Upon inspection by our roof contractor, Mace from MES construction (who did all of our roofing projects) came out and found the culprit. There was 6 inches of dryer lint blocking the vent that connects to the roof. This caused the unit's entire attic to fill up with humidity and moisture and water started running down to their second floor ceiling. See attached photo of the blockage that Mace removed.
While he was up there, he checked the other roof dryer vents and he found 3 additional vents that were significantly clogged up. He removed what he could from those vents as well.
In addition to causing moisture build up in the attic, dryer vents are known to catch fire.
It is each owners responsibility to ensure that their dryer vents are cleaned regularly. Any damage caused by these clogged dryer vents is the responsibility of the owner.

GLADE BANKING CHANGE
The Bank of Delmarva was bought out back in December and now is Linkbank. As of right now, there are no changes to the Glade HOA account or our lockbox, where all the HOA payments are sent.
All residents can continue to use the provided payment coupons that say Bank of Delmarva when sending in their quarterly HOA payments. There are updated payment coupons on our website in the resource center, if you wish to update; however, the old and new are acceptable.
If there are any changes, we will update everyone via the Glade website and Facebook page.
Just a reminder that the $825 for the first quarter was due January 1st and a late fee of $82.50 will be applied on the 16th of the month for any unpaid dues.

IMPORTANT NOTICE - ROOFING ON BUILDING 5
Our roofing project with Building 5 will begin on Tuesday, November 28th, 2023 through Friday, December 1st.
These dates are weather permitting and any changes or updates will be posted to our Facebook page.
All Residents at building 5 will need to move their vehicles by 8am, each morning, during the roofing project. Vehicles that are not moved may be towed at the owners' expense. Please park in the unmarked center parking spaces.
Please move any decorations, plants, and/ or other items from your decks and porches, so they are not damaged during this project and allow the roofers unblocked access to the roof area. Please refrain from exterior holiday decorating until this project is completed.

ALL OWNERS need to complete and submit the new Owner/Resident Contact Information Sheet by December 1st. There is an envelope at the front door of Unit 734, where the completed form can be dropped off, or you can email it to gladecondo@gmail.com. This is a requirement in order to update emergency information and information needed to comply with the Glade By-Laws. The fact that you submitted a form previously does not meet the requirements.
For those that fail to submit the new form by the due date may be subject to a fine and may be fined daily until they are in compliance.
This requirement was mentioned in our spring newsletter, in the Annual Meeting packet, again with the HOA quarterly fees coupons and HOA election results, and discussed at the HOA meeting as well, so there has been plenty of notice for compliance.

IMPORTANT REMINDER!!!!
The Association, which includes all homeowners, is being billed extra each month when non-recyclable items are thrown in the RECYCLING DUMPSTER.
It seems that this has to be a constant reminder, because we have a few residents that continue to ignore reminders and notices. The list of items that are acceptable have been posted. Just recently cooked eggs were thrown in the recycling dumpster, which contaminates everything it comes in contact with. These actions have resulted in additional costs of over $200 a month.
The area is under video surveillance and will be closely monitored for violators. If you are unsure, throw it in the trash dumpster!
ANYONE CAUGHT THROWING TRASH INTO THE RECYCLING DUMPSTER, WILL BE FINED! This seems to be the only way to get some people's attention.
Remember, if the Association has to pay more for trash pickup it is the owners' that pay through increased HOA dues.

The Annual Owners' Meeting for The Glade HOA is this Saturday, November 4th at 10am, at the gazebo.
Please bring your completed Owner's/Tenant Resident form with you.

If you are unable to attend, please return your completed proxy form and owner/tenant resident form via mail or a drop off envelope is located at the front door of unit #734.
Without your attendance and/or proxy form, we will be unable to vote on next year's board members and that would mean we would be unable to vote on the 2024 proposed budget and HOA fee decrease. Our by-laws require that we have a quorum of 25% of unit owners (11-unit owners) either in person or proxy.
Even if you plan on attending, you can also submit a proxy just in case something prevents you from attending later on.

VOLUNTEERS NEEDED FOR THE 2024 BOARD OF DIRECTORS:
As we prepare for Annual Meeting of Unit Owners, we are asking for unit owners to volunteer to serve on the 2024 Glade HOA Board of Directors. Please email us at gladecondo@gmail.com if you are interested in serving.
Here are some thoughts to consider in volunteering your time:
Did you know that The Glade Homeowners Association Board of Directors consists entirely of residents that volunteer their time and energy to maintain the property and integrity of all 44 condominium units and the surrounding property. Serving on the HOA board is a volunteer position, and most other board members have their own jobs and lives outside of the board. You do not need a degree or prior board experience to be elected to the board and positions are only for one year.
What do you personally get out of it, if you volunteer for your HOA board?
1. You will have a platform to share your opinions and experiences. HOA board members come from a variety of different backgrounds and experiences. You will have insights and ideas that other board members might not have thought of. A new voice and a fresh set of eyes on the HOA board can inspire others to join or remind current members why they wanted to serve in the first place and revitalize excitement in our community.
2. Understand the Problems Facing Our Community. The most valuable insights gained from board service is seeing the problems board members are facing and are doing their best to work around. Not only are you notified first of any community problems/issues but your input on how to address the situation will be sought out.
3. Adding Value to Your Home and the Community. Your invested time in our community will most often be paid back, as the work that you put in to improve the area you live in can raise your property value and increase the investment you made in purchasing your condo. Additionally, you will get to know other condo owners and residents. Some of these people will grow into community friendships and neighbors that will look out for you and your personal property, overall making our community a more pleasant place to live.
4. Direct the Future of Our Community. Board members have the primary say in what they want our community to become. As a board member, you get a say in the directions our community chooses to head, which is a huge deal, especially if you plan to live here for a significant time. Remember your condo is not only your home, but also your financial investment.
5. Have a Say in the Yearly Budget. The more time you put into serving your community on a volunteer basis, the more money everyone saves from not having to pay someone else to do it. Every November, at our Annual Owner's Meeting, the residents vote for the upcoming year's board members. The first order of business for these newly elected members is to vote on the HOA budget for the upcoming year.
What would happen if residents stopped volunteering for committees and board positions?
1. Without residents stepping up and volunteering, a Management Company would have to be hired to facilitate the duties and responsibilities of the board. Every resident would lose the ability for individual input and our sense of community would significantly suffer. The Glade Board of Directors has always strived to do what's best for our residents and work with individuals, during difficult situations. We all would lose that personal touch and community understanding, if a company was making all the decisions for our community.
2. Significant increase to HOA fees. The average cost of a management company can range from $30 to $50 dollars per month, per unit. That could equal each unit owner paying up to an additional $600 a year to a Management Company.
You can see that it is very beneficial to be a vital part of the community. If you feel you do not have the time to devote being a Board member, you can also volunteer in other ways, i.e. being a committee member, such as Landscape, Architectural Review, and other committees as deemed necessary.
COMMUNITY INSPECTION
Members of the Glade Board of Directors recently completed a visual walk through inspection. Notices were left at some of the unit in regards to what was discovered. Most of these are for issues that will need your attention in the near future and we understand that you may have to budget and/or plan for that. For these issues there is no date that they are required to be completed by. Our goal was to bring these areas to your attention, so they can be addressed before next summer's Reserve Study Inspection. Remember this Reserve Study Inspection is what will determine our HOA fees!
If the box was checked that says, "These areas are in violation of the Glade by-laws and policies". Then you have 30 days in which to fix/correct these issues. Please refer to the Glade by-laws and policies if you have any questions or you can email us at gladecondo@gmail.com

THE GLADE FALL YARD SALE
Hello Glade residents, & Happy Fall. I am hoping you all had a wonderful summer. Every resident is receiving this letter to inform you about the upcoming Glade Yard Sale that will be happening on Sunday October the 8th with a rain date of Sunday, October the 15th. The time will be 7AM – 2 PM. This yard sale will take place at the Gazebo and its surrounding area – residents are NOT permitted to set up or sell in front of their unit/building.
As for the day of the yard sale, all tables are to be set up by 6AM to insure everyone is prepared for our 7AM start. Parking for the yard sale will be in the open lot between building 1 & 2. To insure that buyers do NOT park in numbered and assigned spaces, signs will be hung prior to the event, so that people know where to park. After the yard sale is over, ALL participating residents must be sure to clean up everything, and not leave behind any items not sold. Any large or prohibited items are not to be placed in or around the dumpster area. Fines will be enforced, per the Glade by-laws. This will be a TEAM EFFORT in order for this event to go smoothly. Start preparing ahead of time – clean out your clutter, attic, anything you feel you can sell at the yard sale, for that Xtra Holiday Cash $$$!!

SEMI-ANNUAL PEST CONTROL SPRAYING - WEDNESDAY, 9/6/23
Coastal Pest Control will be out in the community on Wednesday spraying around all buildings and the gazebo for insects. Do not be alarmed if you see a stranger walking around the neighborhood with a sprayer. This will be exterior only.
LOST KEYS
One of our neighbors lost a set of keys here at the Glade. Please keep an eye out for them. If you find them, please drop them off to a board member or send us an email and we'll come pick them up from you.
FIBER OPTICS AT THE GLADE???
"Simple Fiber, a local fiber internet provider, will be presenting information about the possibility of installing fiber optics in The Glades. There would be zero installation costs to the community, and this could be the improved internet service many of us are looking for.
We are hoping to gain feedback from the community as a whole and will have Simple Fiber present at the annual meeting. However, for us to keep a tally of each interested member, you must fill out the Contact Form on Simple Fiber's website here - https://www.simple-fiber.com/sign-up/. There is no obligation to sign-up when completing the form. If you have any direct questions about fiber internet, reach out to Simple Fiber directly. "
The Board will be sharing additional information as we receive it and will be setting up a question-and-answer session for all residents to attend in the future.
There will be a vote taken at the annual meeting tentatively scheduled for Saturday, November 4, 2023, on whether to permit this installation.
GLADE COMMUNITY BUTTERFLY GARDEN
Do you know how much money we spend on our community butterfly garden?
Absolutely nothing!
All the work is done by residents who volunteer.
Also, if you've ever notice our HOA president out there cutting flowers, she's cutting the dying pollinated flower heads to save the seeds. Most of these seeds get scattered back in the garden in late winter but some are started in seed trays to guarantee lots of blooms and food for our pollinators.
This year, the residents at #720 planted 120 plants in our butterfly garden and all of these came from the collected seeds.

URGENT NOTICE FOR BUILDING 1!
MES CONSTRUCTION WILL BE HERE THIS THURSDAY, FRIDAY, AND MONDAY TO REPLACE THE BACK ROOF OF THIS BUILDING (BUILDING 1)
Please remove any plants, grills, and etcetera from your back porch and balcony area, so they do not get damaged. Place these items back by the shrub line.
Your vehicles will need to be moved from in front of building 1 BEFORE 8am on Thursday (7/13), Friday (7/14), and Monday (7/17). Otherwise the large equipment and trucks cannot get in and out to access the roof and this will cause costly delays. This also reduces the chance of damage to your vehicles. Please park your vehicles in the open parking lot between building 1 and 2. Any vehicles blocking this area will have to be towed at the owner's expense.
The yellow highlighted area from this Google Earth photo shows the unmarked parking spaces where you can move your vehicles too. The red numbers indicate the Building numbers. This project affects Building 1 only.
We apologize for the short notice but we were just informed of the schedule opening and jumped on the opportunity to get this done right away!

ROOF REPAIRS - MES Construction will be on-site this week working on replacing flashings and repairing roof leaks on Buildings 1 and 2. The Building 5 roof is still on schedule for later this summer.
REMINDER OF MAINTENANCE WORK AROUND THE GLADE
A few units still have rotten wood on balconies that need replacing. We have contracted with Nyce Construction to do the work; however, the work is being done between their other commitments. Luke, from Nyce Construction, will be coming to The Glade to do exterior repair work and painting. Due to the ever changing weather and his other commitments, there's no set schedule for these dates.
But if you see a tall, skinny blonde guy who seems to always be wearing a tool belt and a smile, don't be alarmed! That's Luke and he's here at The Glade's request.

LOOKING FOR ONE VOLUNTEER OWNER TO ATTEND MEETING
The Board is looking for one volunteer owner to attend an upcoming meeting with RESERVE ADVISORS in Ocean City on Friday, May 5th from 8:30 am to 11:30 am. Breakfast will be served from 8:30 to 9:00; Presentation from 9:00 to 11:00, and Q&A from 11:00 to 11:30.
The purpose would be to gather information for the Board of Directors for disseminating to all other owners on Reserve Study Laws and its impact on the HOA financial obligations. If you are questioning the recent large increase in the Glade HOA dues this year, this may help answer your questions.

BREAKDOWN OF 2023 CONDO FEES
Below is a spreadsheet showing where your money is going when paying the condo fees:
REMINDER - 1st Quarter Assessment is due no later than January 16th to avoid late fees and finance charges. Please send payment in the amount of $1,320 to the Glade Condominium Association, c/o Bank of Delmarva, PO Box 66, Dagsboro, DE 19939.
BUILDING #3 REPAIRS:
Nyce Construction will be out over the next few weeks doing repair work at building three. The repair work being done has been approved by the Glade Board based on priority, to address rotten wood and structural concerns. If residents have any repair work that needs to be done, they are to send that information to the board. If you have any questions on what repairs are scheduled, contact the board for those answers. Please refrain from interrupting our contractors while on site working.
Delmarva Powerwash will be out this week to clean out all the gutters. They are planning to start Wednesday, 12/5/2022, mid day, if the rains hold off.
Pintail Property Services will be installing a new fence behind Buildings 2 and 3. If weather permits, they will start this week, but definitely will be here next week.
ANNUAL MEETING NOTICE - NOVEMBER 5, 2022 @ 10AM - GLADE CONDO GAZEBO
The Annual Meeting will be held on Saturday, November 5th, at the Glade Gazebo for the Council of Unit Owners (all owners). The purpose of the meeting is to elect the 2023 Board of Directors, which will represent you in 2023. This Board will approve the 2023 budget, and make decisions in the best interest of the owners. In addition, the Board will vote on the revised Rules Enforcement Policy. The notice packet was mailed to all owners on October 4, 2022. If anyone has any questions concerning the upcoming meeting, please email the Board at "GladeCondo@Gmail.com".

BOARD MEETING will be held on 10/03/2022 at 7pm at the Glade Gazebo to discuss and approve a proposed 2023 budget.
IMPORTANT NEW STATE LAW AFFECTING MARYLAND HOA'S: Please review the attached new law that will have a great impact on how the amount of HOA Dues are determined each year for ALL Maryland HOA's. This new law takes effect October 1, 2022, and requires HOA's to acquire and maintain a Reserve Account balance that your Reserve Study recommends. This will greatly affect next year's dues so be prepared!
BEWARE THE SPOTTED LANTERNFLY
Although the Spotted Lanternfly will not harm you or your pets. They are very destructive and and are an invasive species that are causing severe damage to plants and trees. If you are traveling to areas that are quarantined due to the Spotted Lanternfly, please check over your vehicle before returning home, so you don't bring any unwanted "hitchhikers" with you. If you see them around The Glade, please squash them immediately and let a Board Member know. You can also report it to the Maryland Department of Agricultural, through the link in the attached article. Please review the link for further information as to the areas that are quarantined.
ALL THREE FAUCETS HAVE BEEN REPLACED AND ALL WATER IS BACK ON IN BUILDING 5 AND 6, AS OF 8/1/2022 AT 9:25AM.

On Monday, August 1st, 2022 from 8:00am until approximately 9:30am the water will be cut off to all of Building 5 and Building 6 for repair work.

DOG ON THE LOOSE: There's a German Sheppard roaming around the Glades with no owner and no leash.
Unless it becomes aggressive, the City of Salisbury will not send out animal control on the weekends.
If it becomes aggressive, call the police.
If you have an issue with animal control not responding on the weekends unless it's aggressive, call the Mayor's Office to complain.
If you know who owns it, please let them know.
IMPORTANT NOTICE!!! A significant winter storm heading our way this weekend. With that being said, just a few reminders.
1) Snowplowing to Canvasback Ct will be done if the snow accumulation is over 4 inches.
2) Personal parking spaces, front steps, and the sidewalk in front of your unit are to be done by the unit resident. (Renters who are unable to shovel snow need to make arrangements with the property owner before the snow event occurs.)
3) If you are able, please help any of our "seasoned residents" with this chore.
Per the City of Salisbury Snow Removal Ordinance
All property owners adjacent to any street within the City limits are responsible for the removal of snow from their sidewalks. The snow must be removed for the entire length of their property for a width of four feet. The removal must take place within six hours after the snow has stopped falling.
All trash is to go inside the proper dumpster and not on top or outside of the dumpsters. Should trash services be delayed because of the weather and/or dumpster doors freeze shut, does not give you permission to throw your trash outside of the dumpster. Fines will be enforced for those who do not follow the Glade by-laws. During our last snowfall, 11 residents decided to leave their trash outside of the dumpster, for others to clean up. This is unacceptable!

A low-end, manageable snow event for the DMV region for locations W of the Chesapeake Bay late tomorrow and Saturday with a more significant snowstorm E of the Bay. All of which comes with the ongoing caveat that snow totals with this storm are highly-dependent on two factors: where exactly the storm forms off the SE coast and where precisely it tracks from there, both of which are still unknown quantities.
One thing that’s certain is it’ll be cold enough for all snow and the snow will likely be the driest, finest snow of the season, which should help with whatever efforts are needed to clear it away after it falls. And that dry factor will also help gusty to very gusty winds (35-50+ mph at times) blow the snow sideways a bit as it falls and after it’s on the ground. Air temps Saturday will struggle to break 30 degrees and wind chills could easily be in the 12-22 range during the day Saturday.

Quite a few residents have expressed their gratitude and appreciation for those neighbors that helped them with their snow removal.

REMINDER: With winter here and the potential winter storm on the way (1/2/22), please be reminded that each owner is required to clean off their own front steps and sidewalk areas. Also, if you are able, please assist our "seasoned" residents by helping clear off their steps and sidewalks. It will be greatly appreciated, as well as being a good neighbor.

DUMPSTERS ARE FULL!!! YOUR HELP IS NEEDED.
In order to avoid trash being placed everywhere but in the dumpster, everyone is asked to hold their trash until Monday or take their trash to the local landfill. REMEMBER: In the future, please break down boxes and toss them to the back of the dumpster, to avoid filling up the front so quickly. Your assistance will be greatly appreciated by everyone, and avoid the extra charges to the community by the trash collection company.
PORCH LIGHTS OUT! - Need Help with Replacement?
Notices went out about replacing front porch lights that have burned out. With so many new owners and residents, we wanted to share this website on how to access that recessed light bulb for replacement.
In addition, it is recommended that LED bulbs be used as replacements since they last much longer and because of their thick plastic housing, they're less apt to succumb to temperature changes. The other bulbs seem to burn out quickly when the temperature rapidly changes. LED's will save you time and expense in the long run.
The Annual Meeting was held on November 6, 2021 with only six owners present. Fortunately, we had seven owners that mailed in proxies, which gave us the minimum number of eleven owners to hold the meeting. The primary purpose of the meeting was to elect the 2022 Board Members that will govern the community throughout the year.

FRIENDLY REMINDER - LOCK YOUR CAR & SECURE YOUR PROPERTY: There has been an increase in foot traffic coming through the Glade property. Recently, an unlocked car was entered. Please remember to lock your car and home, and secure your property. Do not make it easy for thieves. Thieves look for unlocked vehicles.
Remember, keeping our community safe requires us all to do our part. Be vigilant, and if you see a vehicle or someone who does not belong in our community acting suspiciously, please report it/them immediately to the Salisbury Police Department, and make the Board aware by sending an email to gladecondo@gmail.com.
MAIL DELIVERY ISSUES: Many of us have been dealing with mail and packages being placed in the wrong mailboxes and/or the key for the parcel box being placed in the wrong box.
While we have no control over the US Postal Service or their competency, we understand everyone is frustrated.
We're asking everyone to please be a good neighbor and if you get another residents mail, drop it off at their unit and same with parcel packages.
